Construction begins at Double Branch development in Pasco County

Construction has begun on the first phase of the 965-acre Double Branch mixed-use development in Pasco County, anchored by large-scale industrial space.

Construction has begun on the first phase of Double Branch, a 965-acre mixed-use development in Pasco County that is expected to deliver millions of square feet of industrial, office, retail and residential space at the intersection of Interstate 75 and State Road 52.

Industrial development anchors first phase

Work is underway on Phase I of Double Branch, which includes three industrial buildings totaling 482,550 sq ft.

The broader site plan allows for up to 4.5 million sq ft of industrial space, positioning the project as one of Pasco County’s largest employment-focused developments.

Future phases include a 1.6 million sq ft distribution hub and a 400,000 sq ft cross-dock facility, with initial building deliveries expected in mid-to-late 2025.

Mixed-use vision spans logistics, offices and housing

Beyond industrial space, Double Branch is planned as a full mixed-use district.

The 965-acre site will ultimately include up to 1 million sq ft of office space, 500,000 sq ft of retail, 3,500 residential units and approximately 200 acres of parks and trails.

The development is being led by Columnar and aligns with Pasco County’s long-term growth strategy focused on job creation, logistics and life sciences manufacturing.

Infrastructure and financing in place

A newly completed intersection at State Road 52 provides direct access to Interstate 75, strengthening the site’s appeal for regional and national tenants.

Expected users include building supply distributors and life sciences manufacturers, consistent with the county’s industry recruitment priorities.

Financing for the project’s first phase was secured with the support of Colliers’ West | Central Florida team.
